The balance is paid on handover.
The new buyer takes over what is still owed to the developer. Developers can set a minimum paid % before they issue an NOC.

How it is worked out
Gross yield is annual rent divided by the price. Net yield is rent after empty months and running costs, divided by everything you paid to buy (price, DLD, agency and fees), so it shows the return on your real cost.
Cash-on-cash is the yearly cash left after costs and mortgage payments, divided by the cash you put in.
Annual return takes every payment in and out by year, including the sale, and finds the yearly rate that balances them (IRR). It lets a 3-year flip and a 10-year hold be compared fairly.
Market figures (rent, service charge, growth, bank terms) are yours to enter. The calculator does not guess them. Off-plan holds assume the balance is paid in cash; payments are grouped by year.
